Understanding BEI
What Is BEI?
Building Energy Intensity (BEI) is a benchmarking tool in monitoring building energy performance by indicating the intensity of energy used per meter square area of the building.

Total Energy Consumption includes:
- Electricity from Utility Provider (e.g. TNB)
- Electricity from self generation RE
- Fuel (e.g. NG, Diesel, LPG)
- External heating/cooling load supply (e.g. district cooling)

Categorizing Buildings for Energy Benchmarking
Building Classification
Classification of buildings into specific categories to facilitate accurate energy performance benchmarking and targeted efficiency improvements.
01
Education Institute
Categorizes educational institutions into Public Universities, Polytechnic Institutes, and Private Universities. A special focus is placed on the Building Energy Intensity (BEI) aim for the Main Administration Building of educational institutions. These classifications apply even if the total energy consumption of the entire campus exceeds 21,600 GJ.

02
Hotel
Encompasses both 4-star and 5-star hotels, detailing specific BEI benchmarks and energy efficiency requirements for mid-range and high-end luxury accommodations. It outlines the standards that these hotels must meet to ensure optimal energy performance and sustainability.

03
Office
Categorizes offices into Private Offices, which are further divided into Single Owner and Multiple Owner offices. It applies to offices with a Gross Floor Area (GFA) greater than 8,000 m², detailing the specific BEI benchmarks and energy efficiency standards required for these buildings.

04
Healthcare Facility
Categorizes healthcare facilities into State/General Hospitals, Non-specialist hospitals, and Minor/Major Specialist hospitals. This classification outlines specific BEI benchmarks and energy efficiency standards required for each type of healthcare facility to ensure optimal energy performance and sustainability.

05
Data Center
Categorizes data centers into Public Data Centers and Private Data Centers. It outlines specific BEI benchmarks and energy efficiency requirements tailored to each type of data center, ensuring efficient energy use and operational sustainability.

06
Retail
Classifies retail establishments into Shopping Centers and Hypermarkets. It details specific BEI benchmarks and energy efficiency standards designed for each type of retail environment, promoting energy efficiency and sustainability in retail operations.
